Building surveys

We carry out building surveys for residential properties.

Our knowledge and experience of the local market and building practices helps us to identify potential problems and issues associated with properties in Portugal.

The detailed written inspection report includes the following, together with commentary on aspects which may be unfamiliar to overseas buyers:

  1. Structural condition, including outbuildings, swimming pool, boundary walls
  2. Non-structural elements, including water ingress, dilapidations
  3. Detailed description of accommodation to help your lawyer confirm that the registered accommodation matches the built property
  4. Construction methodology (methods employed, quality of materials used)
  5. Insurance reinstatement valuation (appraisal of rebuilding cost including professional fees and demolition)
  6. Services assessment including connection to electricity, mains water, drainage (dependent on access), irrigation and heating
  7. Commentary on other issues evident from the visual inspection of readily accessible areas, such as boundary issues, illegal additions (assuming you or your lawyer provide relevant paperwork)

We give approximate costs of repair for more serious defects. Separate drain surveys are available by request.
